MSC is currently delivering an 86,880 sq. ft. steel building for Wizard Lake Marine in the Kelowna area. This project combines full design, general contracting, supply, and installation under one team so the building, racking, and workflow all match the end use. The building package is supplied by Behlen, a trusted North American manufacturer. MSC is coordinating the details from drawings to install so the site stays moving. This project is the first commercial implementation of a new high-density boat storage concept developed in-house by MSC’s Brian Keyser. The project team describes the system as patent-pending. The goal is simple: store more boats in the same footprint, while keeping day-to-day operations safe and efficient. The layout uses a combination of movable and fixed racks arranged around a shared central aisle. The racks shift to open access where it is needed, then close to reduce wasted aisle space. This approach is similar in concept to high-density mobile shelving used in records storage, but engineered and scaled for marine storage. One practical benefit is that operators do not need to step outside the building during rack movements, which supports a safer and smoother workflow. In marina markets where land is expensive and space is limited, storage density matters. Early design modelling for this system suggests up to 60% higher boat density compared to conventional boat storage buildings, depending on boat mix and operating requirements. While the racking components can increase upfront build costs, the cost per boat stored is expected to drop when the higher storage count is factored in. This is the kind of math that makes sense in waterfront regions like Metro Vancouver and other high-demand marina corridors. MSC is approaching this as a platform, not a one-off. The long-term plan is to support two pathways: New construction for maximum storage efficiency and return. Retrofits for operators who want better density without a full redevelopment. This Kelowna-area build is a key step for validating installation methods, operational performance, and real-world economics, with an eye toward broader North American market expansion.
