James (interviewer):
Does it matter if they own the land?
Steve (owner, Metal Structure Concepts):
It does in the fact that I can take them more seriously. *laughs*
Actually, it doesn’t matter to me, but it often means they are more serious. Nine times out of ten if someone puts money out to buy the property, or are holding property and paying property taxes, they want to get some use out of that land.
James:
So, what percentage of your customers own the land?
Steve:
I'd say 50% at first.
James:
Okay, so still only half of the people are landowners. So how does that conversation go?
Steve:
I give them the same time I do like guys that own the land already. I know that this is a one-time talk for now, and they'll revisit me in six months or a year when they do get their land. I give them the budget numbers.
James:
Because they're shopping for land, and shopping for buildings well?
Steve:
Yes, that’s a common scenario. They don't want to buy the land until they know approximately where they're going to end up financially. They're talking to the bank, and they want to know how much the shop or building is going to be first so they can get their total budget and get approved.
