This 34,000 sq. ft. facility for Jewel Fabrication marks an important step for Metal Structure Concepts in the Lower Mainland. Delivered for Rain City Industrial, the project required a highly customized, multi-part building designed to support active fabrication operations, overhead lifting, and future flexibility, all while being constructed through one of the wettest periods on record in the region. From early design through final installation, MSC worked closely with the project team to coordinate structure, access, and mechanical integration. The result is a purpose-built industrial facility that supports real production demands, not a one-size-fits-all package. The building consists of five integrated sections, each designed around specific operational needs. Multiple crane systems were incorporated throughout, along with custom crane flap doors and crane slider doors to support oversized material movement. A large custom bi-fold door provides additional flexibility for equipment access and workflow efficiency. Standing seam roofing systems were selected for long-term performance and durability, while interior liner panels were installed in targeted areas to improve protection, cleanliness, and longevity. Multiple rooftop units and curbs were coordinated directly into the structural design to avoid costly retrofits later. Every detail was planned around how the building would actually be used—not just how it would look on paper. Construction took place during an extended period of near-constant rainfall, presenting real scheduling and site challenges. MSC’s crew remained on site throughout, adapting sequencing and installation methods to keep progress moving safely and efficiently despite the conditions. Working through weeks of heavy rain required discipline, experience, and coordination across trades. The project is a clear example of MSC’s ability to execute reliably in difficult environments, whether that’s northern winters or Lower Mainland rain.
