Case Study: Treatment Plant Benefits from Pre Engineered Steel Building

A pre engineered steel building erected by Metal Structure Concepts now serves as the Comox Valley Regional District’s Leachate Treatment Plant.

When the Comox Valley Regional District (CVRD) started to plan its new landfill, part of the process included building a special treatment facility that would divert leachates and treat them for contamination. Leachate is generated when storm water comes into contact with waste.

The task of engineering and building the Leachate Treatment Plant went to Maple Reinders Inc. out of Kelowna, who in turn, sub-contracted fellow Kelowna business Metal Structure Concepts (MSC) to supply and install a pre engineered steel building for the facility.

Just opened for operation, the CVRD Leachate Treatment Plant came in on time and within budget and is expected to be in operation for years to come thanks to the durability of steel.

Here’s what was involved:

In the works:

No strangers to supplying steel buildings for industrial uses, including other waste and water treatment facilities around BC, including Vancouver Island, the Gulf Islands and West Vancouver, MSC helped Maple Reinders Inc. finalize the design for the 4,900 square-foot, two-part structure, which features an upper and lower section.

“Usually we sit down with the owner to find out what they want and design the building around their specifications, but in this case, the contractor did the design work and we put the pieces together,” said Steve Ivanitz, owner of Metal Structure Concepts.

Putting the pieces together:

Behlen Industries Inc., one of the country’s largest manufacturers of steel building systems out of Brandon, Man., supplied MSC with the pre-engineered steel parts and MSC’s experienced field team, who are all ticketed and safety certified, set about in putting the building together.

Custom fitted:

MSC not only installed the building, but customized it with some unique features, including:

  • A durable standing seam metal roof, or floating roof system, which uses a raised interlocking seamthat joins one panel to the next
  • A liner panel to protect the building from water damage
  • R20 insulation in the roof and walls
  • A 3-ton monorail crane used to lift equipment, such as pumps, in and out of the building
  • Mechanical openings such as ventilation louvres to control light and rain from entering the building and to move airflow out of the building
